Fair Market Value

Fair market value (FMV) is the estimated price a property would sell for on the open market between a willing buyer and willing seller, with neither party being under any compulsion to buy or sell, and both having reasonable knowledge of relevant facts. This value represents the true worth of a property under normal market conditions.

A valid FMV determination requires that both parties act in their own best interests, have a reasonable understanding of the property, and that the property is exposed to the open market for a reasonable period. The price must represent normal market considerations, unaffected by special financing or sales concessions.
